Fulcrum

Fulcrum is the adaptive reuse of a 4-story building located on North Orange Avenue in downtown Orlando, Florida.  Although a handsome 1960s building and a pivotal part of a vibrant urban neighborhood, Fulcrum was the unfortunate subject of a previous redesign utilizing almost every out-of-favor trick in the post-modern playbook—from dark tinted windows to non-functional balconies to Palladian-themed appliques.

SDA’s design focused on edits that would allow the original building to shine through again. Much of the extraneous construction was removed, reinforcing the building’s physical and visual relationship to this active pedestrian corridor.  Entrances were highlighted by moving the envelope back to create new exterior space while adding weathering steel accents, canopies, and lighting.  The ground floor lobby was enhanced and a new corner restaurant added.  Building branding, signage, and color schemes were reimagined as well, creating a holistic update for both future and returning office tenants.
